Even though our winters are not terribly below freezing for extended periods of time (let's be honest, most of the time we're still in t-shirts and flip flops). However, we still get some very, very cold days.

What Are The Signs Of A Frozen Pipe Break?

If you experience a frozen pipe break, the best solution is to turn the water off to the entire home and allow the water to thaw. Locate the break if possible and be prepared with a bucket or some type of containing device to secure the water once it thaws. Even with the water off in the home, there is still water in the pipes that cannot be drained until thawed out. Water will come out of the break once thawed. Be prepared! Once thawed, a proper repair and testing should be made immediately. See below for common signs of a frozen pipes:

  • Frost on exposed pipes or hose spigot
  • Unusual noises from the plumbing system

How Can I Prevent Frozen Pipe Breaks?

While it is not entirely preventable as nobody can control the weather, there are a few things you can be doing to help protect your pipes and your home from frozen pipe breaks.

  • Insulate Pipes & Hose Spigots: Use foam insulation or pipe sleeves on vulnerable pipes, especially those pipes in unheated areas like attics and garages. Insulate your hose spigots with outdoor faucet covers. You can find outdoor faucet covers at most hardware stores.
  • Disconnect Water Hoses & Sprinkler Systems: Disconnect all water hoses and irrigation systems and drain the water out.
  • Maintain A Consistent Temperature: Keep your home thermostat set to a minimum of 55°F, even when you’re away from the home. Allowing the temperature to fall below this in the home can lead to extreme frost inside of the home which leads to frozen pipes. 
  • Let Faucets Drip: Allowing a very small amount or even a trickle of water to flow from your faucets allows the water to continue moving and can help prevent frozen pipes. If you have multiple faucets, run the faucet furthest from your water meter.
  • Seal Cracks & Openings: Check for cracks or gaps around windows, doors, and sill plates and seal them to keep cold air out so that your indoor temperature is maintaining at minimum 55°F.
  • Keep Garage Doors Closed: Make sure your garage doors are closed and stay closed. Wind is one of the biggest contributors to cause freezing on your plumbing system.
  • Keep Cabinet Doors Open: Open kitchen and bathroom cabinet doors to allow the warmer air to circulate.
  • Know Where & How To: It is very important to know where your shut off valves are located and how to properly turn off the water in the event of a break. See the diagram below for common shut off valves and how to properly operate them.

What Should You Do If You Experience Frozen Pipes?

If you have frozen pipes, act quickly to minimize the potential for water damages. Follow these steps below and contact your local licensed plumber.

Turn Off The Water Supply

Immediately turn off the main water shut off valve to your home when you suspect frozen pipes. This will help alleviate the pressure of ice build up and allow the water to escape as it thaws. Keep The Faucet Open

Open faucets to relieve pressure and allow melting ice to drain. You do not have to fully open the faucet.

Heat The Affected Area

If you are able to locate the frozen pipe, you can use a hairdryer, heating pad or warm towels wrapped around the pipe, or space heater to gradually warm the area to allow thaw. Avoid using open flames. Be mindful when using space heaters to avoid risk of fire.

Examine Exposed Pipes

Examine other exposed pipes for frozen pipe damage. Once the pipe thaws, there is enough pressure within the lines to reveal the leak.
